30-Day Satisfaction Guarantee

We’re confident you’ll love your new home. But if you don’t, just notify us within 30 days of move-in, and you can break your lease. We’ll be sad to see you go, but we understand that sometimes plans change.

  • What are the additional fees on top of monthly rent?

    We strive to make our pricing as transparent as possible, and each additional fee will be clearly stated in your rental agreement. Additional fees include:


    - Administrative Processing Fee: $4

    - Trash Fee: $20

    - Amenity Fee: $5

    - Pest Control Fee: $3

    - Water: A minimum water fee of $51.80 is billed for the first 2,000 gallons in addition to your monthly rent. Anything over will be charged based on usage.

    - Electric: Based on usage and residents will need to create a utilities account

    - Pet: If applicable, $15 per pet

    - Reserved Parking Space: If applicable, $20

    - Debit Card Payments will incur a service fee ranging from $3.95 to $9.95 per transaction

    - Credit Card Payments will incur a service fee of 2.95% per transaction

  • What do I need to qualify for an apartment?

    We're thrilled to hear you want to apply! Each resident must meet certain criteria, including rental, credit, and criminal history checks, as well as employment and income verifications. After you have finished your application, you will receive a confirmation email with preliminary approval. To make your approval final, the office team will need a copy of each occupant's photo identification and pay stubs or W-2s to confirm income requirements. If you want to review the full requirements prior to applying, please contact the leasing office for a full breakdown.

  • I've been approved, what's next?

    Congratulations and thank you for choosing Marquis at Stonebriar as your new home! Once approved, you will receive a Welcome Home letter from our team with a checklist to complete before moving in. Action items include:

    1. Electronically signing your lease
    2. Setting up your resident portal account
    3. Paying move-in fees and deposits
    4. Sending our team confirmation of your utilities accounts
    5. Sending our team confirmation of your renters insurance
    6. Setting up your move-in appointment

    We will stay in contact with you throughout this process and are available to answer any questions you may have to make your move as smooth and easy as possible.

  • My move-in date is coming up, what's the move-in process?

    Welcome home to Marquis at Stonebriar! Before your move-in date, we will ensure that all required action items have been completed as outlined in the Welcome Home letter. We will then set up a move-in appointment. On your move-in date, we will give you a move-in packet containing need-to-know information, hand over your keys, and you can begin moving in!

  • As a resident, where will I park? What about my guests?

    Thanks for your question! Parking is available for residents and guests on a first-come, first-serve basis. Residents may also lease a reserved space for $20 per month.

  • As a resident, how will I receive packages?

    Packages are delivered directly to residents' doors.

  • What school district is Marquis at Stonebriar in?

    Students at our community attend Frisco ISD schools. Depending on their grade level, students will go to Curtsinger Elementary, Wester Middle, or Centennial High School.
